One fixed scope for the whole backyard: the pool, sunshelf and spa, the finishes, the travertine or marble deck with stepping stones, the raised porcelain deck, a complete Jandy equipment pad controlled from your phone, and the outdoor living area with the pergola, TV wall and Durabull kitchen. Engineering and every pool permit fee are already in the price.

Potential advantages

A resort-size pool. 20' x 40' with a 16'6" x 8' sunshelf for an umbrella and three lit bubblers.
A real spa. 8' x 8' with 12 therapy jets and a 2HP air blower, built in the same shell.
Year-round water. The Jandy VersaTemp heats in winter and chills in summer, all from the iAquaLink app.
Outdoor living, ready to use. A 20' x 16' bronze pergola with lights and fans, a TV wall and a complete Durabull kitchen with grill, side burner, sink, fridge and ice maker.
Permits with no surprises. Every pool permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color, deck and paver material (within the allowances), and the cabinet style and color.
Countertop stone. We template, fabricate and install it; the stone slab itself is provided by you.
Dewatering. If the water table requires a dewatering system, it is not included in this proposal.
Timeline. About 10 days of engineering, up to 15 days for permits, then 60 to 90 days of construction.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the proposal lets engineering start; we then confirm finish color, deck materials and cabinet style together.
